Our technical team has made remarkable progress in the execution of the logistics platform we are developing for the investor BGO in Getafe (Madrid). The project is progressing according to plan and under strict quality and sustainability criteria, aiming to obtain BREEAM Excellent environmental certification. This development, executed entirely by MAGNA and promoted by HISPAVIMA, includes the comprehensive construction of two key logistics assets for the operator XPO Logistics: a 15,000 m² last-mile cross-dock center and a 9,000 m² built-to-suit (BTS) logistics warehouse. The development also includes… All the interior urbanization works corresponding to the plot located in the UP-C Los Gavilanes Sector, Getafe.
The Project Management is in the hands of SAVILLS, with Monitoring by DOKEI RE.
Our latest progress report highlights that the work is in an advanced stage, with the fundamental stages of site preparation and foundations having been completed:
● Earthworks: Completed in its entirety, including Excavations, backfilling, and earthworks, with the corresponding geotechnical control of compaction and stability.● Foundations:
○ Cross-dock Warehouse: Constructed using isolated reinforced concrete footings on previously stabilized ground.
○ Logistics Warehouse: Constructed with cast-in-place piles, a solution that optimizes the structural response to vertical and differential loads.
● Soil and Subbase Stabilization: The in-situ soil treatment with a cement mix has been completed to ensure a uniform subgrade. The spreading of crushed stone has also been completed, preparing the platforms for the exterior pavement.
● Prefabricated Structure: The assembly of the main prefabricated concrete structure is underway, with the progressive installation of columns, beams, and purlins. The cross-dock structure is expected to be completed by December 22nd. ● Enclosures: The assembly of the prefabricated concrete panels is well underway, already defining the complete perimeter of the cross-dock building and a significant portion of the logistics warehouse.
Over the next few weeks, we will focus our efforts on the following key tasks for the building envelope closure phase and the start of installations:
● Completion of structural assembly and enclosures.● Installation of roofing.
● Construction of office areas.
● Implementation of electrical, plumbing, and fire protection systems.
● Construction of interior slabs.
● Installation of loading and unloading docks.
The progress confirms that the execution pace is on schedule, maintaining the commitment to quality standards, safety, and especially the sustainability requirements demanded by the owner.
