Magna advances with the construction of a 43,027 m2 logistics hub for P3 in Zigoitia (Álava)

Magna is advancing with the construction of a modern 43,027 m2 logistics hub in Zigoitia (Álava) for P3, a long-term investor, manager and developer of European real estate. The new logistics park, located in Etxabarri Ibiña, will be the second largest in the Basque Country, and the works are expected to be completed in the second half of 2025.

The project, whose execution is led by Magna, consists of a modular hub of up to 43,027 m2, on a plot of 70,290 m2. With all the pillars and structure in place, construction work is more than 30% complete. The new warehouse will be divisible between and modular in spaces of 21,000 m2, 8,000 m2, 7,000 m2 and 6,000 m2, in addition to the offices.

As announced by P3 in its website, the commercialisation of its asset has already begun through the real estate consultants CBRE and Azet.

Luis Gimenez, from P3 in Spain, explained that “we’re going to push forward with a new project in Vitoria, in the great Basque Country market that’s full of historic stock; a demand potential driven by industry, automotive and 3PL operators; and an attractive border feature with France and the rest of the European markets. As a leading European logistics property developer, we firmly believe our project will prove a resounding success”.

Javier Pérez of MAGNA highlighted that “it is a multi-tenant logistics hub with the capacity to house up to 4 tenants, with the latest adaptations to the new fire regulations in industrial establishments, ensure High Risk 7 cover. It will be delivered with the most up-to-date specifications on the market, such as a high resistance floor, natural and LED lighting, a highly watertight roof, as well as a large available electrical power supply”.

The logistics hub will be one of the most modern in the Basque Country and offer the best facilities in terms of space utilisation, operability and energy efficiency to its tenants.

It will have BREEAM® Excellent certification, a demanding international accreditation that guarantees the sustainability of the building. The entire site will be equipped with LED lighting, and will also have a photovoltaic installation with a power of up to 428 KW.

P3 Zigoitia, unlike other projects in the area, will be able to adapt its facilities for High Risk 7, which directly affects the fire load and type of product that can be stored.
